As I was looking up properties I saw my second hummingbird of the spring–they are always such a joy to watch! They are masterful fliers, very wary, and really beautiful. Where I live in Virginia Beach I have seen Ruby-throated Hummingbirds exclusively.
Generally, people choose a place to live based on their priorities. If a person is a bird watcher and has a fondness for water fowl, then she might prefer to live on or near water, for example. If she want hummingbirds around, she might choose a spot that has a lot of flowers and plants nearby. This is why it is important to form relationships with the people in real estate with whom we work–this is how we can discover what their priorities are and we can assist them in meeting those priorities. It is important to know whether a seller wants a speedy sale versus a top dollar sale, or if a buyer wants to be in a high-rise building or in the middle of five open acres.

According to RealtyTrac, one of the premier websites regarding general real estate market and foreclosure trends, Virginia home sales for February 2014 were down 6% compared with the previous month, and down 17% compared with a year ago. The median sales price of a non-distressed home was $267,500. The median sales price of a foreclosure home was $170,299, or 36% lower than non-distressed home sales.
There are currently 34,175 foreclosure properties in VA that are listed for sale on RealtyTrac, and in March, the number of properties that received a foreclosure filing in Virginia was 25% higher than the previous month and 31% lower than the same time last year.
While the number of number of homes receiving foreclosure filings rose of the previous month, in general the number of filings is trending lower.

Greetings this fine April 15, 2014, the day of the first lunar eclipse of the tetrad (four total lunar eclipses in a row). I’m happy to say this “blood moon” appeared not to have signaled the coming of the apocalypse, at least not today. And I’m sorry to say that even though I arose at 3 AM to witness the event it was too cloudy to see. From the photos it looked heavenly!
It’s a good day; our tax preparation verified that our real estate business is in the black and that our work has benefited quite a few entities and people–homeowners who now live in beautifully renovated properties; construction companies and workers who did the work and received payment; real estate agents and companies on the buying and selling side of our transactions; title companies and attorneys; our lenders; the cities of Norfolk, Chesapeake, and Virginia Beach for property taxes; improved neighborhoods; material and supply companies; landscapers; and others not on the top of my head.
